Upcoming area , mostly the near future important road & area due to it's locational advantge of being near to Airport at Bhubaneswar & The important raily junction Khurda road.
On the other hand besides the Sunderpada jatni road the Xavier University Birla Global school Orissa Engineering College Arya College of business management Indus Engineering College & many more institutions are there already. The road is under reconstruction for widening to make it four lane one wsy road. That road got all facilities like petrol pump ATMs banks markets etc , so absolutely one important & growing place.

  • Now the jobs are on by Govt & municipality to make it attractive so little clumsy road unplanned sho
  • Nothing except main road & lighting.

Sunderpada is one of the most demanding places of Bhubaneswar. It is close to Airport, Railway station, Bus stand, schools, colleges and medicals. It is now the most demanded highly developed place connected with present and proposed 100 feet wide roads all over the place.Best communication to all over the smart city.

Sundarpada area is the fast developing area of Bhubaneswar City. The local Municipal Authority has been outpaced by the Private Housing Development and is currently on a mission mode to provide all advanced facilities to Sundarpada. The connectivity is soon to be better with a proposed 200 ft Highway .The government of Odisha has already earmarked the locality to be a hub of education and commercial activities and is allocating lands to some major institutions.

Sundarpada is a very nice location. It is located Near Airport, Sundarpada which is 2 kms from railway station, 5 km from airport. It is near to Educational Institute available nearby area - DAV Public School , Kendriya Vidyalaya, Xaviers University, Aryan College of Engineering and Odisha Engineering College. Sundarpada is a good locality, situated towards the south east part of the city is the upcoming locality of Bhubaneswar with lots of residential projects dotting the locality. The proposed ring road that will connect Dhauli to Sijua (AIIMS) will be the game changer along with the widening of Sundarpada-Jatni road to 200 feet. The locality is well connected to the airport, railway station and bus stand making this a very well connected locality and proximity to schools and colleges makes it an ideal location for selecting a house to live.

Sundarapad is the most positive region in Bhubaneswar. Its stow part is divided into Jatani main road i.e. right and left side towards Jatani. Our project is on the right side of the roads, it is surrounded by greenery, bank, mall, etc. International Airport & AIIMS 10 mints drive. D.A.V Public school & Lingaraja rly station 6 mins drive. Hi-Tech squire 1 mins and OEC, Xavier University 5 mins. I.I.T. & N.I.S.E.R. Bhubaneswar 10 mins drive from it.

Sunderpada is now the most developing site of Bhubaneswar with number of finished apartments and markets,schools and above all the connectivity to IIT Argul. Huge roads are coming up from AIIMS and this is on the way of becoming the most demandable place in the near future

Sundarpada is transforming itself as the future destination of Bhubaneswar. With property prices of northern suburb reaching unrealistic levels, people with a dream of owning a home in the capital city is looking towards other growing and affordable suburb with amenities required for the modern life. Sundarpada with its proximity to educational institutions, Airport, Railway station, and highways provides the very opportunity that everyone is looking for. The vast landscape and its location advantage gives Sundarpada the edge over other suburbs in Bhubaneswar.

  • The 200 ft road connecting Sundarpada and Jatani is still not fully developed.

Location is very important deciding factor and also is the most important factor responsible for future price appreciations. Patia dominates the list while CTC bbsr highway and Khandagiri together finish second . Both this areas command at-least Rs 2500 per sqft. Even as the areas are developed and command a huge premium that lose out in case of distance from various government offices like BMC, Court, Tehsil, Secretariat and public institutions like Railways & Airport.
So we zero in on Surdarpada as the the site was 13 kms from Master Canteen, 11 km from airport and 8.5 kms from pokriput DAV school . It has 3 engineering colleges in proximity like OEC, Aryan, Indus and XIMB is building a 60 acres campus just 1 km ahead. It also has a running government school nearby and has a flourishing market place and of course is free from any canals (no water logging issues) and is at par road level.
