The Chennai Corporation has started laying roads in Madipakkam, a suburban locality in South Chennai. Hu eagerly awaiting a thrust from the civic authorities to regain its momentum.

Madipakkam has maintained its position in the list of the top preferred localities for buying homes, as per the data available with Magicbricks. Ironically, during the same time, property prices remained stable. Very recently, the locality has been in news for issues related to water logging, sewerage and roads with pot holes. “The locality has proximity to OMR, Velachery, Pallikarnai and other areas of South Chennai, which is why people want to live here but undeveloped and submerged roads, traffic jams due to construction of the metro, is forcing them to look for other areas,” says AV Murli, MD, Green Earth Properties, a broker firm active in thecity.

Madipakkam is a low-lying area that came under the Chennai Corporation limits in 2011. Till the 90s the locality had independent houses. “Developers realised the area’s potential and started constructing apartment projects here. It was expected that this movement will be ably supported by the Corporation, which did not happen. Now, many developers have postponed the delivery of their projects, as there are just a few takers,” says Murli.

Learnings from Tambaram

Tambaram, also in South Chennai, faced a similar problem in the past but several initiatives taken by the Tambaram Municipal Corporation helped in transforming the locality. The Commissioner of Tambaram Municipality, N Ravichandran says, “In order to clean the area, an Underground Sewage (UGS) programme was implemented throughout the locality. Wherever sewage construction was happening, concrete roads were laid over it in an attempt to solve the water logging problems.”

Apart from it, solid waste management programme known as BINS, ‘Namma’ toilets, bio-digesters and community kitchens are some other initiatives taken by the municipality which contributed to the growing popularity of Tambaram.

Future Prospects

Issues apart Madipakkam has the potential to become one of the best localities in the city for both end-users and investors. It is situated along the 200 feet-wide road which on one side connects to Tiruchi-Chennai Highway and on the other side is linked to the OMR. The locality shares its neighbourhood with Velachery, Keelkatalai, Kovilambakkam and Palikarnai. The capital values in Madipakkam range from Rs 4,400-5,300 per sq ft and the area witnesses demand from IT professionals and businessmen.

One of the best growing localities in chennai. It has recently developed a lot. Velachery sub-urban railway station is nearby only and the famous Kamakshi multi-speciality hospital is also very near by. There are a lot of multi - cuisince restaurants have come up in this locality , there are automobile showrooms which also started very recently. The pallavaram - thoraipakkam radial road is just neayby only. This radial is a long road probably about 10 - 14 kms connecting GST and the IT Hub of chennai OMR
